Curb appeal was covered in Part 1 and Part 2 listed home cleaning tips.
Part 3 will address repairs.

Part 3
Yes, it is time to discuss the repairs to make before selling. To get top dollar, it might pay to have your HVAC system checked before an inspection is made during the sale. The inspector will look at vents, flues, and even chimneys.
Drain the water heater if sediment has built up in the bottom. Clean out the water heater and refill to allow the heating element to do its job. Corrosion, rust, banging pipes, or poor water pressure may indicate a new water heater is in order.
If the toilet runs, faucet drips, or there are leaks under the sink, those will need to be repaired.
Check hinges on cabinets and make sure that kitchen and restroom drawers dont stick. This could be the time to do a small make-over in the kitchen by painting the cabinets and replacing the hardware. Inexpensive, but will bring the kitchen a fresh look.
Light fixture covers, outlet and switch covers should be replaced if they are broken or missing. Check the code for outlets near a sink or water source to see if the outlets should be replaced with GFCI outlets.
Refrigerators dont usually sell with the home, but dishwashers and stoves do. Be sure the appliances are all in good working condition with no missing knobs, silverware tray, or burner coils and oven racks.
The obvious repairs such as broken windows, torn screens, sticking/missing doors, or broken ceiling fans should be repaired/replaced.
Stairs, steps, and railings should be repaired if unsafe, loose, or missing.
Few potential buyers will be willing to do a list of repairs when making one of the largest purchases in their lives. The inspection will cover a lot of things, but you can do your part in making the home as move-in ready as possible.
